No Time

The boy rushed home from school to mow his lawn. He solemnly handed over his $250 to his grandfather, snatched his VR gear and disappeared upstairs. We made him come down for supper. He snorfed down his food. I don't believe he chewed. Two of his friends from school were on. He dashed back upstairs. At 9:30 we made him stop.

He sprawled on the couch next to me and had some oreos, some macaroni and cheese and some lemonade.

"So," I asked him, "do you think your new gadget was worth that wad of money?"

"It was the best money I ever spent!"

Tomorrow, we get up early. I'll be waterproofing the seam between the footer and the bottom of the wall. The inspector suggested it. We'll do it his way. Tim will be installing french drains. We'll be working crazy fast, because the fellow with the excavator is coming back to backfill, and he's offered to cover the drains for us.

Ed made a comment about how much water he drank doing concrete work. It is hard work, and in the heat, keeping hydrated is a must. The water is shut off there right now. and the pump pulled, so we stuffed a fridge with Gatoraid and bottled water. The first day, there were five men working. The second day, 6. They drank 24 gatoraids and nearly two cases of water.

Foodwise...Thursday, I ran out of food. I thought for sure that 18 sausages with peppers, onions, sauce, and hearty buns would take care of them. They ran out.

We're all exhausted, but tomorrow is a big push. I'll get pictures, the camera's ready to go.

Tomorrow afternoon, we're moving a truckload of furniture.

Sunday, we're going to take a break, I think.

A former tenant, unhappy that she did not get her full deposit back, said she's suing. That's the first time we've ever had that happens. We shall see what we shall see.

    1. She gave us a 9 day notice she was moving. We didn't argue with her because the situation was untenable. I've pointed out that she broke the lease she signed. We could have witheld 100% but that's not how we do business. It's mindboggling that she thinks we ripped her off, when by law, we weren't required to give her any of that money back.

    2. Oh gee... That is so aggravating! Well, she'll be surprised if she actually contacts a lawyer.

    3. That's just not on. Stand your ground

    4. We will. It's just awful because she's running around saying horrible things. We are not dishonest people. We are not cheats. She's has said she will not stop until she gets what is owed her.

  4. Hooray for William! He really earned that high-tech gear! :^) As for your previous tenant, she lucked out--when my sister talked me into moving back home in 2016 (and I realized I made a big mistake) my landlord refused to let me out of my lease. After 7 months I said "Screw it", paid him for the remainder of the year and moved back to the city.

    1. Oh, he's got a bunch of ideas, but I haven't heard of any firm plans. No doubt something will come along in short order.

  7. Being a landlord is a damn hard and often frustrating job. That's all there is to it.
BUT- building a house from the basement up is a Sisyphean task!
Hurray for William! "Best money I ever spent." Ha!

    1. We are pretty lucky, really. For her part, we never had a problem with her, not until she got this boyfriend. He likes to be the big shot and tell everyone how things are going to be.

  8. I hope you sent her a certified letter with an itemized list of why you held back some of the deposit.

    1. Yes. We did, not certified, but we can ascertain it was received, because she is arguing it point by point.

    1. Well, today did not go as planned, but the basement is sealed, the furniture moved, and Tim is moving some forms for the Amish.

  10. How ridiculous. Surely a lawsuit will cost more than whatever portion of her deposit you didn't refund.

I'm so glad William got his VR headset!

    1. Well, today, he lost it because he threw a tantrum. He was given an opportunity to ratchet it down a notch. He did not. He was warned that he was treading dangerous ground and would lose his VR for the day if he didn't stop. Lo. He did NOT stop. He has apologized over and over. We don't want him to be sorry. We want him to do it differently next time.

  12. Over here there is a process to get back any deposit or indeed hold back deposit, and the money is held by a third party. Sorry that you are being made to go through an unexpected process.

    2. I cannot see how she has a legal leg to stand on. Her stance seems to be that we should have told her that she was breaking lease when she gave a nine day notice. Because we did not tell her that, she believes that it constitutes an agreement to break it. She claims to have cleaned but the basement was full of bags of things, bins of things. The fridge and the stove were not cleaned out. The windows needed washing. They had removed lightbulbs, and we charged for the lightbulbs we had to replace. I explained that she'd gotten a clean place and that all the light bulbs were there. They took the lock off the garage. They installed a keyless lock, but did not return the keys to the regular doors. They threw away a screen that their cat had torn. If they had saved the frame, we could have replaced the screen ourselves, but we had to buy a whole new frame. The boyfriend (who was not on the lease) was angry, and he was going to show us, by God.

  13. Wow- I’m amazed at William’s determination! He’s certainly learned something valuable about that and money! I’m so excited to hear about your building adventures, and I’m keeping my fingers crossed that it’ll all go smoothly. I guess you may have to recalculate the amount of food needed..! As always, best wishes.. from Ricki

  15. We have a a tribunal to decide about tenant bonds. Suing seems an extreme measure. Good luck for tomorrow.

  16. Glad William has realized that working and saving for something you really want is worth it :) Your workmen are certainly getting through the grub and drink, but having been out just strolling round in 73deg. yesterday, I know I got dehydrated.

I think your tenants might just get a shock if they decide to sue you! Idiots! Sorry they left you problems.

  17. Your former tenant sounds like a real piece of work. And you're right, she likely doesn't have leg to stand on. Seems to me that her BF is behind this nonsense. Good riddance.
